For Immediate Release

Date: May 14, 2002

Conrad Koneczny, CCIM, Associate Broker and Certified Business Broker with Adams-Nelson & Associates, Inc. recently brokered the sale of the historic Napoleon's Restaurant located at 67 Waterloo Street in historic Old Town Warrenton, VA. Koneczny mediated the transaction between the buyer, the seller and the lender.

Napoleon's is located in a Greek Revival building built in the 1830's. During the Civil War, Judge William H. Gains, who was later Presiding Justice of the Fauquier County Court, owned the house. The building was not only home to politicians, attorneys, and soldiers, but to an artist and a writer as well.

The building was converted to a full-service restaurant facility in the mid 1970's and has been under continual operation of Mr. Phillip Harway of Warrenton for the entire life of the business. Napoleon's has been a recognized landmark in the western suburb of the greater Northern Virginia market, and is recognized for its quality food and comfortable presentation.

The new owner and operator of Napoleon's is Mr. Al Nosrat, former owner of the Roslyn Grill in Arlington, Virginia. Mr. Nosrat recognizes the shift of leisure interest to the countryside, and will be fully involved in the operation once he is able to close down his present restaurant.

While minor renovations will be made, the object of Napoleon's will continue to be a comfortable and affordable dining experience, offering more formal dining as well as leisure dining in the lounge and outside patio areas.

Warrenton is less than an hours drive from Winchester, using Route 17.
